24etonroadAnother big week in the local real estate market with strong sales in Scarsdale and 4 home closings in Edgemont as well. A few observations: Though the inventory is moving, prices are down from 2008. For instance, 24 Eton Road sold for $3.1mm in 2007 and just closed again for $2,825,000.

Tax inequities are apparent: Both 44 Montrose Road and 50 Brookby Road sold for $1,225,000 – and the taxes on Montrose are $22,211 with the levy on the Brookby home $5,000 higher at $27,308.

Tear downs: Builders are busy again, buying homes and demolishing them. This week 14 Wildwood Road, a 1938 Tudor was sold for $675,000 – and the new owners applied to the Historic Preservation Committee for permission to take the house down. Their application was approved.

Here’s the line-up of this week’s closings:

24 Eton Road: (Pictured above) Spectacular country colonial on park like property-just under 2 acres. Nearly 5,500 square feet of interior space with 5 fireplaces. The disparity in our taxes are ridiculous! Glad to hear someone else out there feels the same way. Can the 2 of us be the only ones??? We have a lot of friends where money is "no issue" and like to say we are in the same boat, but that doesn't mean we shouldn't question our tax structure? We are a family of 5 considering moving back to the city ... where it is less expensive to raise a family. Never thought we would be hearing ourselves say that. All these towns that are under the Greenburgh tmunicipality, should really re-evaluate each and every home for a real tax structure and end this craziness. Signed ... NYC Bound

If you feel your taxes are too high, hire a a professional to have your taxes re evaluated.
It is a fairly simple process and most of the time is successful.

btp, that house you mention is in Edgemont. Edgemont's taxes as a percentage of fair market value are even worse than Scarsdale's and they have to deal with Town of Greenburgh government and facilities. Ugh.

Compare the taxes on 3 Burgess at $29K ( sold for $2.325 million) with those on 49 Brite at $35K (sold for $1.5 million). Fair? We need immediate town wide reval.
