Five More Homes to be Demolished Plus a Big Sale

40SageTerraceIt was business as usual at the August meeting of the Committee for Historic Preservation where six homes were on the agenda to be cleared for demolition. Five out of the six were approved and a decision on one was deferred to the following meeting. There was a small fracas about a charming cottage on Sage Terrace built in 1922, when the realtor showed up to represent the elderly owners of the house. Since she did not have the necessary paperwork giving her power to represent them, the committee waited while she drove to Greenacres to retrieve them. Though the originally house encompasses the remains of a barn from 1799, interior features do not warrant preservation. Once the owners arrived approval to tear down that house was granted as well.

The Committee was also due to discuss changes to the code that regulates preservation but committee chair Paul Diamond said they were awaiting feedback from the Board of Trustees on the committee's prior comments to the draft.

While the new code awaits review, realtors and developers are having a heyday selling Scarsdale homes, tearing them down, building and selling huge new houses that extend to the last possible inch of buildable space. Take a photo of what's going up or coming down on your street and send it scarsdalecomments@gmail.com to share.

Here are the homes to be demolished:

  • 40 Sage Terrace, Built in 1922
  • 2 Lincoln Road, Built in 1950
  • 29 Fairview Road, Built in 1925
  • 11 Black Hawk Road, Built in 1949

+1 #6 Revaluation Still Low 2014-08-23 22:26
26 Brite Ave 2014 reval is $2.63mm, up from $2.02mm. Sold for $3.25mm -- showing how low some of the revals really are...off by over $600k. While they were adjusted UP, it was only half way to the right number ($2.02mm to 2.63mm...should have been 3.25mm).

I agree... to keep things current, reval upon each resale... even if you give a 5-10% buffer BELOW the actual sale price.

+5 #5 Times Are Changing 2014-08-22 22:49
I feel it's a shame that so many respectable homes are being torn down and/or replaced with giant mansions; it really changes the character of the neighborhood. Fairview Road, for example, has changed drastically over the last twenty years.

In response to "fair is fair," there isn't a legal reason why they shouldn't. It's more values-based reasons... Because it can be interpreted as showing off and needing to have a bigger house than the neighbors. Because then it's about the individual and not the community. Because it means the children will spend more time in their mansion and less time playing in the yard (if they still have a yard after using up all that buildable space). Because it turns a quaint block of houses into an intimidating block of mansions.

Maybe I'm old-fashioned. I just feel huge mansions send a message that the homeowner would rather be king of his/her castle than part of the community/neigh borhood.

It is clear that the town needs use the selling price of homes for the tax basis going forward. If they don't the whole process will disintegrate back to how it was. The house on Garden is clear example its Fair markets 2014 assessed value is $5,023,000 but the house sold for $6,400,000. That is a 28% miss. The town has to correct these distortions and the only way is to use actual sale prices.

+3 #2 reval question 2014-08-21 14:05
how does the sale prices of the top 5 homes compare to their new tax reval values? There has been a lot of discussions on this and it seems like a perfect sample to evaluate.

..and why shouldn't builders or homeowners "extend to the last possible inch of buildable space" ?
