146brewsterroadconstructionNew homes seems to be growing in width as well as height. We noticed this home under construction on Brewster Road in Greenacres. The roofline looms over the neighboring homes, dwarfing its neighbors.

We wondered if there were height restrictions on Scarsdale homes and asked Village Planner Elizabeth Marrinan for clarification. She said that yes, "The zoning code regulates the maximum permitted height to 35 feet as measured from the existing or proposed grade (whichever is lower) to "a point midway between the peak and the plate of the highest section of roof".

We also asked if the grade level could be raised by the builder, which is sometimes done using fill from the excavation of the original house. Surprisingly we learned that it's permissible to raise the grade, "as long as the grade changes are part of the approved storm water and building permits." That seems to be a very vague standard.

Can anyone tell if the roof peak on this home exceeds 35 feet? If so, let us know!

Sorry, I live in the neighbourhood and the house is even taller than what is in the pictures. One only needs to watch all of the people who stop and stare in disbelief whilst walking past the house to understand that the significant concerns voiced in the comments below are not exaggerated.

That new house isn't the tallest on the street.. it's just next to one of the shortest.. also the new house isn't that much taller, the picture is taken at a poor angle and this author is obviously sensationalizin g the situation.

Unless "we the people" stand up to this problem, none of us should be upset if we do nothing. We all talk and blog a good game but how many of us fight? I have fought and changed the home next to me. This is your town. Fight for the right to change the status quo. Change the bylaws by standing up to this unfortunate change enveloping our town. I have been I Scarsdale since 1964 and I find this destruction of character of homes, along with the character of the town, very sad.

Architects, Bulders, Scarsdale Village management should all take a drive down Brewster Road and ask themselves, is this really what we want Greenacres to look like? The prior house was no prize, but this one is ridiculous. It looks like a house meant for 2-acres was transported onto this small lot and how that height got through the BAR is really embarrassing.

New construction is no the problem, there are plenty of beautifully built houses in Greenacres that fit with the lot and entire look of the community, but this particular one at 157 Brewster definitely pulled one over on someone.

Please look into the 157 Brewster fiasco!

The architect completely misrepresented the size and height of the house to the Board of Architectural Review (B.A.R.).

Despite protestations of neighbors who pointed out the obvious "out of scale of the neighborhood" violation of the building code, the B.A.R. said they should be more appreciative that it was this particular architect because she is very well regarded.

Oh... and the architect sits on Scarsdale's Committee for Historic Preservation!!!

Conflict of interest? Or maybe the committee is for preservation of historic eyesores... smh.

She should be ashamed of herself.

What kind of a website is this? You start with an article that clearly is trying to limit the new construction around the village and penalize the developers and on the same page, you are advertising houses for sale. Does it occur to you that some of those same houses may get knocked down? On other pages you are advertising new houses that you have already criticized for being built. Are you taking money to advertise these houses with one hand while you slap the owners with the other hand?
