September Real Estate Market Report

After an extended period of calm, we saw some volatility in the US markets in August due to China's devaluation of the yuan. While interest rates fluctuated, they ultimately remained at stable levels, and we should all remember the long-term nature of real estate investments. There is a lot of speculation as to whether the Fed will raise rates in September but jumbo rates have remained at current levels of just below 4%.

We feel that the market volatility is unlikely to affect short-term prices in Scarsdale and Edgemont. Buyers are still looking to move to the suburbs, escape private school tuition burdens, enjoy a quick commute to work and benefit from our fantastic public schools.

The Scarsdale market is a little slow this year over last year at this time. We have over 31% more houses on the market than last year at this time and 174 houses sold year-to-date versus 189 last year. Up to $1MM, we had a 3% increase in houses sold but $1-1.5MM decreased nearly 12% and $1.5-2MM decreased over 21%. The $2-2.5MM market increased in houses sold over 17% this year while $3-5MM decreased over 26%.

The Edgemont market has the same number of active listings as this time last year. However, there was a nearly 13% increase in the number of houses sold year-to-date this year versus the same period last year.

The Edgemont market is hot! The big change in number of sales was in the $700-1,000,000 range where we saw a 32% increase this year over last year.

The median prices in Scarsdale and Edgemont are slightly down as well. After Labor Day, showings historically increase as the hunt for homes begins again.

I see this too, but I wonder how much of the drop in asking prices is a result of people over-pricing the houses in the first place, or is it just a dead market? How would "realistic" prices on these houses compare to what prices were say, a few years ago. We'd then have a better understanding of the state of the market.

hope about a real market report, where there are around 75 houses on the market at over $2,500,000 that nobody wants to step up and purchase. The top of the market is starting to see price drops of over $1,000,000 for homes that have sellers that are finally becoming realistic and motivated to sell their homes.
