Real Estate Market Rebounds in 2019 - Sales Up 23%

6BurgessRoadThe final numbers are in and it looks like Scarsdale home sales are back on track. In 2019, 258 homes sold in Scarsdale, vs. 210 in 2018, a 23% increase.  However, there was a fall in the median price which decreased 7% from $1,508,000 in 2018 to $1,399,000 in 2019.

In Edgemont, the trends were reversed. In 2019, 71 homes sold vs. 91 the prior year, a 22% decrease.  However, the median price rose 4% from $1,082,000 in 2018 to $1,120,000.

It looks like at least in Scarsdale, the market has rebounded from the effects of the loss of the state and local tax deductions (SALT) implemented by the President. Prices have fallen to compensate for the loss of the deduction, but sales overall are up. 

According to Anne Moretti, a realtor with Julia B. Fee, “The real estate market correction appears to be over. After two challenging years of continued price erosion, totaling a 17% decline in medium home sale prices over two years in Scarsdale, we begin 2020 with a sense of optimism. Housing prices are stabilizing, and buyers are signing purchase contracts. Fueled by three interest rate reductions in the second half of 2019, strong employment numbers and stock markets hitting new highs, the total number of homes sold increased nearly 23% from 2018 to 2019.” 

“Strong 3rd and 4th quarter stats indicated how many homes were going into contract, a signal that buyers were reacting to opportunities Buyers were snapping up well-priced homes and financing them with cheap money. We are off to a robust start to the new year, and eager buyers are complaining about our low levels of inventory. Whether you’re buying or selling, this year will be more balanced than the past two years.”
