Liz Boucher to Head Scarsdale's Coldwell Banker Office

Larchmont resident Liz Boucher has been appointed branch office manager of the Coldwell Banker Residential Brokerage company's Scarsdale office. Boucher will be responsible for the oversight of approximately 60 real estate professionals serving Scarsdale, Ardsley, Eastchester, Edgemont, Greenburgh, Hartsdale, New Rochelle and the surrounding communities in Southern Westchester.
Prior to her new management position, Boucher served as the branch office manager of the Coldwell Banker Residential Brokerage office in Larchmont for the past seven years. With 17 years of real estate experience, Boucher has extensive knowledge of the local markets and the factors affecting homebuyers, sellers and real estate professionals.

Before becoming a branch manager, Boucher was a real estate salesperson assisting homebuyers and sellers in Rye and the surrounding communities for eight years. Prior to real estate, Boucher worked in various sales roles for the Energizer Battery Company for 20 years.
An accomplished real estate professional, Boucher has been recognized with the President's Council award, an annual honor given by Coldwell Banker Residential Brokerage's parent company, NRT LLC, to recognize the top-performing branch managers nationwide who demonstrate exemplary leadership and management skills.
Boucher is a member of the New York State Association of Realtors, the Hudson Gateway Association of Realtors and the National Association of Realtors. She also belongs to the Larchmont Historical Society.
A graduate of Boston College, Boucher was born and raised in Westchester County.

Annual Sales Increase in Edgemont and Scarsdale

Here is the annual real estate report, provided by local realtors Elise Flagg and Laura Miller: Real estate sales in both Scarsdale and Edgemont were up for 2014 over 2013. In Scarsdale 253 single family homes sold in 2014 versus 237 in 2013, an increase of approximately 6.5%. The median price, which stood at just under $1.3MM last year, is now just under $1.5MM, "a remarkable 15% increase in just 12 months" according to Houlihan Lawrence Office Manager, Lewis Arlt. Just over 50% of those sold houses were $1.5MM or less. Another 40% were in the $1.5-3MM price range and approximately 10% sold for more than $3MM.
Edgemont saw an increase of over 11% in unit sales with 104 houses sold in 2014 versus 92 in 2013. The median sale price went up significantly, climbing 20% from $968,750 in 2013 to $1,165,000 in 2014. As for the distribution of sales, about 40% of those houses were $1MM or less, another 40% were in the $1-1.5MM range and 20% sold for more than $1.5MM.
Realtors are expecting a vibrant spring market for 2015. Both Zillow and Realtor.com have predicted that "Millenial" buyers (under 35 years old) will be the largest group of buyers by the end of 2015, overtaking the Gen Xers (35-50 year olds). These projections are based on statistics that show that Millenials have delayed marriage and children but are now reaching the child-bearing/home-purchasing years. Overall economic gains and increased jobs in 2015 should also boost the market.

Teardowns Increasing in Scarsdale

No – you're not imagining it – more homes were torn down in Scarsdale this year that last. Lynne B. Clark, an associate real estate broker with Houlihan Lawrence in Scarsdale, tallied up just how many homes were cleared for demolition by the Committee for Historic Preservation over the past three years.
And, as we suspected, the number is on the rise.
Here are the counts:
2014: 41 demolitions
2013: 35 demolitions
2012: 37 demolitions
According to Clark, "Prices are soaring on land as builders scramble to buy and build. New construction seems to be favored by buyers."
So though current residents don't like to see houses in their neighborhood torn down, new buyers seeking homes in Scarsdale prefer them. It's a conundrum!
