Real Estate: Sales Up, Prices Down in Scarsdale

How is the real estate market shaping up for 2019? We asked Angela Retelny from Compass Real Estate to give us her analysis of 2019.
She reported that in the first three quarters of 2019, 206 homes were sold in Scarsdale, vs. only 177 in the same period in 2018.
There was an 8.2% decrease in the median selling price which dropped from $1,525,000 to $1,400,000 in 2019 while the average selling price was down 12.7% from $1,847,329 in the first three quarters of 2018 to $1,611,921.
Retelny said, “The bottom line is that more transactions took place as buyers took advantage of lower prices and enjoyed great values while many sellers who were ready to move on met the market at the new levels.
I see renewed interest in Scarsdale and have recently sold homes to three young families where at least one spouse grew up in Scarsdale and are now moving back to Scarsdale to raise their own families. This is an interesting development as more young families are leaving the city to start a life in the suburbs. They are seeing how attractive suburban life is and all we have to offer.
There are interesting opportunities for buyers in the holiday season. Some sellers who have been on the market for a while are ready to move on and prepared to make deals at prices they were not entertaining earlier in the year. Many buyers are giving themselves a wonderful holiday gift by acquiring exceptional properties at great prices.
I am receiving multiple offers on many of my listings that have sat on the market earlier in the year. Most of my listings have recently sold or have signed contracts or deals in progress. I see many new buyers emerging and, although they are concerned about the tax changes, they are setting a budget including the taxes they can afford and focusing their search on properties that meet their needs and are affordable to them.”
