Partial Demolition of 41 Olmstead Road Approved Plus Big Sales

41 Olmsted RoadAfter over a year of deliberation the owners of a Tudor style home at 41 Olmstead Road built in 1931 received permission to demolish 51% of the home. The family was originally denied permission to demolish the entire house by the Committee for Historic Preservation in September 2015. They returned to Village Hall in July 2016 with an application to demolish 51% of the house in order to enlarge and modernize it, but since only 4 of the 7 members of the Committee for Historic Preservation were present, their application was denied as the 3-1 vote was not sufficient to approve their application.

Subsequently they appealed the ruling to the entire Board of Trustees who held a hearing on November 9th. Architect Roz Young and attorney Lucia Chiocchio of the law firm Cuddy and Feder of White Plains were both present. Young showed that substantial renovations to the home in 1958 had significantly altered the original design and presented plans to renovate the home and carefully match the style of the façade.

The attorney presented her arguments as to why the home did not meet criteria for preservation. It should be noted that the record showed that descendents of John Quincy Adams resided there in the 1930's but there was no record that they were historically significant.

Reading the resolution at the November 22 meeting, Trustee Carl Finger said that the Board of Trustees had reviewed all criteria for preservation and found that the house was not associated with a historical event, not sited in a historic district and was not listed in the Cultural Resources Survey that identified homes with historical significance. They said that the architect Stanwood Phillips was not a master.

12DolmaRoadThe Board of Trustees voted 5-1 in favor of the resolution clearing the way for the renovation of the house.

An appeal to demolish a home at 12 Dolma Road that was denied by the Committee for Historic Preservation will be heard by the Committee of the Whole of the Board of Trustees on December 13.
