Thanksgiving week heralded the biggest home sale of the year to Scarsdale. Two properties which had been previously merged into one 4.91 acre estate spanning Dolma and Mamaroneck Roads sold for $7.8mm. The 8,391 square foot Tudor style house at 11 Dolma Road was built in 1928 and includes six bedrooms. The second property at 100 Mamaroneck Road has a one bedroom sports house with 1/2 court basketball, gym, family room, billiard room, bedroom, two full bathrooms and a wine cellar. The property includes a pool, pool house, putting green with two tee boxes (up to 150 yards) and a tennis court. Taxes on the 3.26 acre lot on Dolma Road are $151,363 plus $56,209 on the 1.65 acres on Mamaroneck Road for a combined annual bill of $207,572.

Commenting on the 2019 market, Associate Real Estate Broker Elise Flagg says, “The market continues to hum along...sellers have realized that they must price their house realistically in order for buyers to see value. As a result buyers are responding. And interestingly enough during this holiday time which is not normally the time when buyers make an appearance...they are here. We have explained to our sellers that this is a time you will get "buyers" not "lookers." And the sellers that take this message to heart are seeing showings. As previously reported buyers have come to terms with SALT and still see value in the Scarsdale community. Savvy buyers know houses that have been sitting on the markets may be more negotiable. One area of the market to watch that has definitely seen an uptick in the last few weeks is the new construction category priced $2.5M-$3.2MM. There have been an abundance of showings and deals getting done. Good for all.”

Scarsdale that is, discussing our history, schools, the Village, and of course home prices which they claim have been battered by Trump's changes to the tax laws.  The subhead of the article says, "Residents of the Westchester town, who pay a lot to live there, dispute its reputation as “a bit snooty.” And prices have been coming down (slightly)." How is the real estate market shaping up for 2019? We asked Angela Retelny from Compass Real Estate to give us her analysis of 2019.

She reported that in the first three quarters of 2019, 206 homes were sold in Scarsdale, vs. only 177 in the same period in 2018.

There was an 8.2% decrease in the median selling price which dropped from $1,525,000 to $1,400,000 in 2019 while the average selling price was down 12.7% from $1,847,329 in the first three quarters of 2018 to $1,611,921.

Retelny said, “The bottom line is that more transactions took place as buyers took advantage of lower prices and enjoyed great values while many sellers who were ready to move on met the market at the new levels.

I see renewed interest in Scarsdale and have recently sold homes to three young families where at least one spouse grew up in Scarsdale and are now moving back to Scarsdale to raise their own families. This is an interesting development as more young families are leaving the city to start a life in the suburbs. They are seeing how attractive suburban life is and all we have to offer.

There are interesting opportunities for buyers in the holiday season. Some sellers who have been on the market for a while are ready to move on and prepared to make deals at prices they were not entertaining earlier in the year. Many buyers are giving themselves a wonderful holiday gift by acquiring exceptional properties at great prices.

I am receiving multiple offers on many of my listings that have sat on the market earlier in the year. Most of my listings have recently sold or have signed contracts or deals in progress. I see many new buyers emerging and, although they are concerned about the tax changes, they are setting a budget including the taxes they can afford and focusing their search on properties that meet their needs and are affordable to them.”
