Board of Trustees to Weigh Fate of 24 Morris Lane Plus Home Sales, Featured Listings and Open Houses

The Committee for Historic Preservation (CHP) was unable to reach a decision on the fate of the home at 24 Morris Lane. An application to demolish the house was considered at a meeting of the committee on May 15. Only five of the seven members were present, and four votes "yes" votes were needed to grant the application. The committee voted 3 in favor and 2 against and therefore could not approve the demolition.
The home, built in 1915, is 8,050 square feet and has 8 bedrooms, 10 bathrooms, a pool, a tennis court and a greenhouse. It is sited on 1.83 acres of land in Murray Hill.
When determining whether or not a house should be preserved the CHP considers four criteria If it meets any of the following criteria, then the committee can deny permission to take it down.
1. That the building is associated with events that have made a significant contribution to broad patterns of Village, regional, state or national history; or
2. That the building is associated with the life of a person or persons of historical significance; or
3. That the building is the work of a master and embodies the distinctive characteristics of a type, period or method of construction that possess high artistic values; or
4. That the building has yielded or may be likely to yield information important in prehistory or history.
The case for 24 Morris Lane's preservation arose from points 2 and 3. The house has had two residents, each of some interest. One resident was Everit J. Sadler, who was the operating vice-president and director of Standard Oil, joining the company in 1903 and resigning in 1942. He was the manager of Rumanian oil properties when they were overrun by German forces in 1915. He was also a veteran of the navy, serving on the Oregon in the Battle of Santiago. The second resident was Norman E. Alexander, CEO of Sequa Corp. and philanthropist. He donated $4 million dollars to Columbia University to start its Library for Jewish Studies.
Ultimately, while these are both interesting men, the CHP felt as though there are so many people of interest from Scarsdale that the real preservationist case came from Point 3. 24 Morris Lane is undoubtedly the work of masters. Hiss and Weekes, the architects of the home, are renowned in their profession, especially for their work designing the Peninsula Hotel, Knollwood Estate, and The Belnord Apartments in New York, Villa Virginia in Massachusetts, and Byers Hall at Yale University in Connecticut. The trouble came with the "and" portion of point 3. Committee members were unsure whether the home qualified as embodying the characteristics of a singular style, as parts of the house are in a Mediterranean style and others in a Colonial Revival. While the house may seem to embody the criteria at a distance, the wording of the criteria was such that the CHP could not reach a decision. The decision will now be passed on to the full Scarsdale Board of Trustees for consideration.

Scarsdale Historical Society Sells Property to Developer: Cudner Hyatt House to be Relocated Plus Sales and Featured Listings

The Scarsdale Historical Society has entered into an agreement to sell its property at 937 Post Road, including the Cudner-Hyatt House and the Quaker Meeting House to a local residential developer. The sale is subject to a Historic Preservation and Conservation Easement which will ensure the preservation and protection of the Cudner-Hyatt House.
The sale of the property is contingent upon the approval of an application to be filed for a subdivision limited to three lots. The purchaser intends to relocate (or rebuild, if necessary) the Cudner-Hyatt House to a location on the property closer to Post Road and Lee Road.
The sale is also subject to a number of other contingencies, including the approval of an application to be filed with the Village Zoning Board of Appeals, approval by the Scarsdale Historical Society members and the approval of the New York State Education Department and the Attorney General's Office.
"The Scarsdale Historical Society is very pleased to enter into this transaction and is thrilled that the Cudner-Hyatt House will be preserved for future generations. This transaction will enable us to expand our efforts to preserve and make available to the public historical information about Scarsdale and Westchester in new and exciting ways," said Randy Guggenheimer, Scarsdale Historical Society President.
The Scarsdale Historical Society will continue to preserve and make history easily accessible to the public through grants to digitize, preserve and catalog primary source material that is part of the Society's collection as well as primary source material owned by other organizations. The public will then have access to all of this material through the Society's website (www.scarsdalehistory.org) and other digital platforms. The Society will also continue and increase grants to promote, fund and encourage the publication of books and materials regarding Scarsdale's and Westchester's history and to fund and produce documentaries regarding Scarsdale's architectural and cultural history. The Society currently has a video tour of the Cudner-Hyatt House available for viewing on its website. The Society will continue to hold and promote events to display items from the Corporation's collection and engage the public to share historical items and primary source material with the community and respond to telephone, email and social media requests regarding Scarsdale's history.

A piece of Edgemont history is now for sale at 250 Fort Hill Road. This iconic Colonial farmhouse sits on two acres and is familiar to locals who can see the sweeping driveway and the wrap around porch as they traverse Fort Hill Road. What's the story behind this home that was built over 165 years ago in the 1850's? Here is the story for the homeowner:
John A. Hammond, a New York City lawyer, took advantage of the completion in the 1840's of the railroad from NYC to Westchester to purchase a large plot of land in Edgemont, thus becoming one of the first "gentleman-farmer-commuters" in the area. His property extended approximately from today's High Point to Andrea Lane and from the western side of Fort Hill Road to Central Avenue. Here is a description of the house from J. Leonard LeViness, the first Philipsburg Manor tenant farmer in the area, who settled here early 18th century and was a descendent of John Tompkins.
He said that Hammond built a house in the 1850's, "whose Mansard roof and porte-co-chere [sic], together with the spacious lawns and tree plantings, made it a show place . . . . There were long tan-bark driveways with two pairs of granite piers and iron gates bearing the name "Fort Hill" worked in the metal." (The News, 11/7/1968) ("Fort Hill" referred to the traces of fortifications remaining from the occupation of the area by Washington's army and the French troops during the Revolution.)
John Hammond served on the early Vestry of the Church of St. James the Less in Scarsdale (built in 1851). Two of his children were baptized there, with William Popham of "Popham Road" fame as sponsor. A fellow vestryman was William Bailey Lang who at the same time built the home which now serves as the Scarsdale Woman's Club. There are many similarities between the two buildings, with the Lang house being a little more grand. One must wonder if the two vestrymen consulted each other about the plans for their homes.
The Fort Hill property is now much smaller, but still retains a little over two acres. Two Italian stonemason who were brought here from Europe to build the Croton Aqueduct constructed the front stonewall that extends north from the current entrance to a second set of piers to which LeViness refers, now near Andrea Lane. The barn which housed dairy cattle and horses is gone, and the lawn, which was once kept short by sheep, is mowed by machine, but many features of the original house remain, including the wrap-around porch, the window panes of old leaded glass, and six of the original twelve fireplaces. Two of the five bathrooms (which eventually were installed) have Tiffany-type windows and subway tiles. The kitchen was designed with the color scheme of Washington Irving's "Sunnyside" (contemporary with Hammond's home) in mind. The fireplace in the "mud room" next to the kitchen closely resembles the one at Sunnyside. The roof has been restored with slate in its original pattern. Traces of the old tennis court, not yet restored, remain. Rather than being formally "landscaped", like standard suburban yards, the lawn is surrounded by wooded areas which enclose the property in summer and shield it from neighbors so that it is easy to imagine being deep in the country.
The house is one of the unique treasures of Edgemont, an important reminder of local history.
