Grievance Day: How to Appeal Your Real Estate Taxes, Plus Sales, Featured Listings and Open Houses

Once a year, property owners can challenge their property assessment. Grievance Day is always the third Tuesday in June, by law; it is not a discretionary date. This year it’s Tuesday June 18th.
If you believe your assessed value is too high relative to your market value, you have the right to grieve your taxes before the Board of Assessment Review. According to the instructions, “You are required to submit proof necessary to determine the value of your property... Market value can be estimated from a recent sale of your property or from an analysis of recent sales of comparable properties.” In order to do so, you need to fill out a form and present comparable homes. Many who choose to grieve retain an expert such as Equitable Tax Reductions to argue the case on their behalf.
Property assessments are posted and available for review each year as of the June 1 tentative assessment roll date and become the basis for taxes issued the subsequent April, July and September. There is a 7-month lag time between the posting/finalizing of an individual assessment (especially important with regard to a new assessment) and the levy of taxes against that assessment. The taxable status of a property represents its ownership, condition and use as of one specific point in time, which for Scarsdale is always May 1 each year.
When should you file? According to the Village website, “You may file the complaint with the assessor on or before grievance day when the Board of Assessment Review meets to hear complaints.
