5SherbrookePhotosAnother historic home, named in the Cultural Resources Survey Report by Li/Saltzman Architects and Professor Andrew M. Dolkart, is on the market. 5 Sherebrooke Road, a 6,300 square foot home on 5.31 acres has been listed at $6.850,000.

According to the report, the original owner of the 1902 home was probably W.C. White. The architectural historians find the house notable due to the following features:

This large, 2.5-story wood Colonial Revival house has two impressive elevations. The entrance front, facing away from Sherbrooke Road has a doorway set beneath a modest pedimented portico. The façade is articulated with multi-pane windows and has shallow projecting side pavilions. To the right of the entrance is a large window, probably lighting the stair. The garden front, facing the road, has a trio of arched French doors on the first story. The house is crowned by a sloping roof with large pedimented dormers on each slope.

Will this home meet the same fate as its neighbors at 3 Sherbrooke Road and 1 Duck Pond Road ... razed and replaced with a new McMansions? While the Village ponders possible preservation laws, developers are busy demolishing some of Scarsdale's oldest homes.

Economists are now saying housing is the major tailwind to the nation's recovery. However, lack of inventory could be a challenge to that recovery. Indeed, here in Westchester County, inventory is at its lowest level in four years. Customarily, single family homes on the Westchester market number over 3,000 units. This year, there are about 2,600 on the market county-wide. Low supply is usually short-term good news for sellers as it tends to push prices upward. But inventory growth will be crucial to long-term housing recovery. Despite a market awash in eager buyers, folks looking to make a purchase are still largely value driven. And with interest rates threatening to inch higher, it may not behoove sellers to wait for a return to higher prices.

Locally, the Scarsdale market counters the trend, with a growth of 12% of inventory - up from 85 last year to 95 this year. Even better, pending deals are up 45% from 22 to 32, and sold homes year-over-year increased from 205 to 225, a 10% increase. In Edgemont, inventory is significantly down compared with last year, but reflects numbers in alignment with four-year averages. The last twelve months were something of an anomaly in Edgemont, with a remarkable 103 homes changing ownership, up 98% over the previous 12 months, representing the most sales in a decade.

1woodlandroadThe Scarsdale Village Committee for Historic Preservation will meet to discuss the fate of six homes on February 27. If they are not found to meet the criteria for preservation, they will be history! An application has been filed by KOS Building LLC to combine the lots of two of the homes, 119 Cushman and 1 Woodland Road into a six lot subdivision that would run along Garden and Cushman Roads that will be considered at at meeting of the Scarsdale Planning Board, also on Wednesday February 27. 11RichbellHistoricPhotoTwo historic homes in Scarsdale are in the spotlight this week: 4 Obry Drive changed hands last week foro $1,600,000 and 11 Richbell is on the market for $4,895,000. Both were featured in the Historic Resources Survey commissioned by Scarsdale Village last year. Here is what the preservationists say about these two homes:

4 Obry Drive: (1925) A sprawling example of an Arts and Crafts style residence, this house features an outstanding rubble stone base, stucco and half timbering, leaded-glass windows, a porte-cochère, and hip, and gable slate roofs. One shed ObryWindowdormer appears to be a later addition.

11 Richbell Road (1913) Although little is currently known about this house, it is an exceptionally fine example of Tudor Revival architecture, and among the earliest large- scale examples in Scarsdale. The house is irregularly massed, with several wings. It has a random ashlar stone base that appears to grow naturally from its site, an effect especially evident from the rear where it sits at the crest of a modest hill. On the front elevation are two overhanging, half-timbered gables with ornately carved bargeboards and finials. The gables are supported on large brackets, giving the effect of the projecting jetties on medieval houses. Extensive, multi-pane window openings light the interior.
