Watch your mail for an envelope from Tyler Technologies. The long awaited results of the Village Tax Revaluation are almost complete and your new assessment should be mailed on March 28. If you have questions about your assessment the letter will include instructions on how to make an appointment to review your file. According to an update from the Village Assessor's office, "Property owners who have any questions concerning their new assessment will be entitled to a one-time meeting with the valuation team of Tyler Technologies, during the period beginning March 31, 2014 through April 26, 2014; those preferring to submit written documentation with supporting market evidence of over-valuation may do so, which will be duly considered and treated as an informal meeting. "
Going Down: 134 Brite Avenue is history. A backhoe was on the property for weeks – and it appeared that they were taking down a large tree. But now we noticed that the whole house went down too. The original home, built in 1921, was approved for demolition by the Committee for Historic Preservation in September, 2013.

The Most Expensive Home on the Market

Perhaps Scarsdale's premier home, 2 Cooper Road, is on the market today –-- priced to reflect its grandeur, history, acreage and location. Some of you toured this house last summer when top interior designers it transformed it to a show house for NY Cottages and Gardens Magazine.
The 27-room Colonial Revival mansion that was built in 1914 features a grand stairway and rooms for every occasion, including a game room, a music room, a library, an upstairs family room with built-in bar, and a third floor with spacious accommodations for staff or guests. Sol Berger purchased the house in 1953 from Jack Wasserman a NYC dress manufacturer for less than $100,000. Berger founded and ran a shirt manufacturing company in Woodbury, Tennessee where his company eventually grew to employ 2,200 people. Additional plants were opened and at one time numbered 20 factories. According to his obituary Berger had a deep impact on the lives of his employees:
According to the Cannon Courier, "It is estimated that Mr. Berger was directly responsible for pumping approximately $200 million into the economy of Cannon County (Tennessee) in the form of payroll checks alone. In today's dollars, that would amount to more than $200 billion. This made it possible for one to see new washing machines on the front porches of homes in every section of the county in the late 1940s and early 1950s. Later we saw new homes, shiny new cars and pickup trucks everywhere. Television antennae were growing from every rooftop. Inside plumbing, add-on rooms and new appliances and new furniture were enjoyed in almost every home....There is not a single home in the county that was not affected by the presence of Colonial Corporation of America. Families were able to send their children to college. The quality of life of most of our people vastly improved due in part to the economic growth caused by the presence of Colonial Corporation of America."
Berger sold the company in the 1960's and then went into investing in real estate. He died in 2009 and is survived by two daughters, Renee and Sandye Berger, and their children and grandchildren.

A Stellar Start to 2014

No, we weren't imagining it. There have been an extraordinary number of home sales in the first weeks of 2014 as compared to this time in 2013. According to Lewis Arlt of Houlihan Lawrence, at this time in 2013 nine single family homes had passed title, compared to 26 homes this year. That's a 188% increase in sales. Many of the transactions passing title this year were booked in 2013, but the actual closings spilled into 2014.
Active listings are virtually the same as last year (91 in 2013 as compared to 89 this year), but there's a drop in the number of pending deals from 47 last year to 37 this year, which correlates to the jump in closings year to date.
Demand is currently high for active listings in all price ranges (when comparing active listings to those in contract), except the high end, where there are 26 active listings priced above $3M with only three in contract. Only one property valued at over $3 mm has closed so far this year, the same as 2013.
So despite unhelpful weather, motivated buyers and sellers are finding ways to make deals. With buyer demand strong, and new listings continuing to come on the market Arlt anticipates a brisk market.
