Village Releases Grievance Stats

Scarsdale’s Board of Assessment Review completed their review of tax grievances for 2011 and posted the final assessment roll on September 15, 2011. The stats are now available. Here is what we learned after filing a FOIL request at Village Hall.
- The total number of grievances filed in 2011 was 592 as compared to 757 in 2010, a reduction of 22%
- In 2011, 25.5% of the grievances were approved as compared to 26.1% in 2010
- The total amount of the reduction in the assessed value was $619,625 in 2011 versus $774,545 in 2010.
- Using the Residential Assessment Ratio (RAR) of 1.76%, that means that Scarsdale lost $1,363,234 in assessed value in 2010 and an additional $1,090,540 in 2011.

- The median sale price was $1,215,000 which was down 3.8% from the prior 12 months
- The number of homes sold was 210, up 5.5% from the prior year
- The average days on the market was 169, which is 29 days, or almost a month more than the prior year
- The % of sale price to list price was 95.6%, which is up 2.8% in comparison to the same period the prior year.

Demolitions and Sales

Going, going gone. We drove down Fox Meadow Road this week and noticed that something had changed. In fact, a split level home that sat on the corner of Fox Meadow Road and Ogden Road was gone. All that remains of 15 Ogden Road is the chimney. The house was approved for demolition in May, and now it’s gone. The house sold for $995,000 in August and the listing said, “needs TLC”. Here are photos of what was, what you see today. 
Another soon to be demolished Scarsdale icon is still standing. The house at 1 Duck Pond Road is still there, but looking more derelict and forlorn each day. Drive by soon to say your goodbyes.
